There must be differences, though. No agent can afford to spend the same amount of time and advertising money for a much lower commission. They couldn't stay in business very long. There's nothing wrong with discount brokerage as long as you know which parts of the job you will have to perform on your own, so you're wise to ask ahead of time.
I don't know the exact services offered by the discount brokerage you're asking about. You might ask them: who pays for advertising? if they do, how much advertising? are they entering your property in the local multiple listing system? are they offering to share commission with another company that might produce a buyer? how much? -- enough to motivate other agents? would you be paying more commission if the buyer did come from some other firm? are they going to accompany every prospective buyer who wants to see your property, or simply send them over for you to show the place? do they charge any upfront fee whether your place sells or not? will they hold open houses? if your place fails to sell, do they have a system by which you could move to getting more services from them, and how much commission would you be paying at that point?
