You could probably sell for all cash, in some areas. Some of the answer depends on where you're located and what the local laws are. In some areas, every house sold must have a certificate of occupancy. If title is transferred without that, the local authorities will probably inspect soon after, and demand that the new owner bring the house up to standards. In other areas, only multiple dwellings must have a certificate to be sold. Particularly with multiple dwellings, lending institutions would require a certificate before making a mortgage loan, so any sale without a certificate would have to be for all cash. Even with a single house, a lender's appraiser could report on needed repairs, and the lender would require them done before making the loan. But even with an all-cash sale, it's hard to answer specifically because I don't know your county's requirements for transfer of title. |
