Can They Void the Contract

  My boyfriend and I recently signed a purchase and sales agreement on a house. We put down $3000. The closing is on July 2.
We were just informed by a family member that they are selling their house. It is a house that we very much would like to have. It's $15000 less and the taxes are $1000 less.
My question is, is it possible to get out of this agreement and what, if any, will be the consequences?
 
 

How would you feel if the sellers had just received another offer for $15,000 more and decided to cancel out their contract to sell to you? 

But listen -- There's a chance the sellers would agree to let you go, perhaps if they could keep your $3,000.  If they won't, your own real estate lawyer is the one to advise you, after looking over your contract.

When unrelated persons like the two of you are buying a house together, they should definitely be consulting a lawyer in any event, to set up a written agreement heading off possible future problems.
