Buying Vacant Land

  When buying undeveloped land in California for the purpose of building an owner-occupied home, what are the standard questions a buyer should ask of a seller, and what are the standard fees and tests the seller should pay for?
 
  The most important point is, will the land be acceptable for building?  If it has not already been approved, be sure your purchase contract states that you won't have to go through with the deal if you can't get approval for building.  As for who pays for the inspections and tests required -- there's no standard rule.  It all depends on negotiation between seller and buyer.
