Buying New Construction

  Edith: Six years ago, we purchased a five-year-old town home with the help of our own buyer's agent. We are now thinking about moving into a single family home. We are particularly interested in new construction in a development down the street. Should we enlist a buyer's agent for this or is it unnecessary, since price is not negotiable? I thought the seller paid the agents' commission. Also, do you recommend home inspections on new construction, or is that unnecessary?
 
 

Yes, I recommend a home inspector right from the start for new construction. The builder’s sale price may not be negotiable, but remember that a good buyer’s agent does more than just help you arrive at a price. In those cases where the builder agrees to pay your agent, though, you may have a bit less leverage in bargaining for extras and upgrades.
