Buying a Two-Family

  I am buying a 2-family house in NY. It was listed as a 2-fam and is a 2-fam on the tax records but we just found out from the appraiser it is zoned as a 1-fam. What reprecussions might that have? Should I continue with the deal? The house is currently setup as a 2-fam.
 
  Perhaps the non-conforming use is grandfathered in because it existed before the zoning was changed.  In your situation, I'd have my own lawyer check to make sure the use can be continued before I settled the deal.
