Buyer's Broker Bothers Her

Something has been bothering me for a year now. I bought a villa in Arizona. The selling realtor and the buying realtor were both from the same office. the buying realtor was working for me and I feel he did not advise me at all on the price of the villa. I paid 3 or 4,000 over what it was worth and he knew it. I feel he should have told me to go lower in my offer because the place was so bad and he knew no one else would be bidding on it. The place was filled with roaches and junk that no one had removed and in much disrepair. Of course the more they sell for the more they both make. I considered reporting him to board of realtors but my time may be up. I feel he did not work for me the way he should have. Please advise. Thank you, Judi from Chicago

I would guess that your buyer's agent stood to make perhaps $45 dollars more if you paid $4,000 more for the place, hardly enough to be concerned about. It's been my experience that agents usually concentrate on getting the parties to agree, without counting up the commission till it's all over. Assuming you had a chance to examine the place yourself, and saw the roaches and the junk, I don't think you'd have much of a case, frankly. What counts is what other similar places are selling for. My advice would be to relax and enjoy your villa.
