  Should I pay a realtor that is representing me in the purchase of a house? I am not sure how the exclusive buyer agency agreement works in New Hampshire. I would think that the realtor would be paid a closing by the listing realestate broker.
 
  In most cases, these days, the seller's broker does share the commission with a buyer's broker, just as had been promised to any other broker who cooperated and produced the successful buyer.  But there's no guarantee that would happen, so many of the written contracts for exclusive buyer representation contain the buyer's promise to pay if it ends up that no one else does.
