We bought a house from a "friend" she used a real estate attorney to save in commision cost. She said the house was 3800 sq 6bedroom, 5 bath, den 2 story. I found out county records say its 3/2 1800sq 1 story! On the disclosures she checked the box that says structure is permitted. We had a contractor come out and points out foundadtion is undersized,supports,electrical over loaded the list goes on and on. What can we do. The contract says "as is"....

As you realize now, you should have brought in your own home inspector as a condition before your purchase contract became firm. And what you need now is your own lawyer, preferably one who specializes in real estate. In general "as is" means you agree to accept problems you can see for yourselves or know about (surely you could have seen the number of square feet and the number of stories?). It does not protect the seller from liability about undisclosed problems.
