Borrowers Aren't Paying

I own a mobile home in California but live in north carolina. I hold a mortgage on the mobile home and the people living there are not paying me. Should I foreclose? Or should I do something else? Please help me no one else seems to be able too.

Thank you for your time,
Erick

Contact a lawyer in the town where the mobile home is located, and discuss the situation.
