Assessment Records Differ

  I am interested to buy a home. The tax record shows the house is 1,874 sf, while the listing shows 2,100 sf taped. Which one should I use to calculate the price per sqft?
 
  You can always check the square footage for yourself -- outside measurements multiplied, not counting any unheated spaces or garage.  But that's not the way to decide what the place is worth anyhow, except maybe when calculating building costs for a new house. 
If you're trying to decide how much to offer, you need to go by comparisons with what's on the market that's nearby and similar, and if you can get hold of them, sale prices for recent comparable houses. Competition on the open market is what determines how much the place is worth -- that and how much you want this particular property.  Good luck!
