As-Is Home Sales

  A house we like is advertised ‘As-Is’. What does this mean? Is it a riskier buy than other houses we are considering?
 
 

Properties are transferred in their as-is present condition without warranties or representation unless otherwise stated in your purchase contract.  That means you get the house how it is – don’t call the seller if your roof leaks six months after you buy it.  Some sellers will reiterate ‘as-is’ in advertising or listing details.  In practice this can be an indication that the particular seller will not be amenable to doing repairs or giving credits for problems that come up when you inspect the home.  Regardless, always assume the house is being offered to you as-is and be sure to exercise your right to find out what the condition of the property is so you know what you are buying.
