Advice For Buyers

  Hi, Edith, thought I would put my two cents in for that young person that wrote you for advice on purchasing their first home.

I would advise everyone to hire an inspector. We thought we had ours inspected but we had asked the wrong person. The broker. Of course it passed and nothing was wrong with it they said.
We had to replace the furnace, hot water heater, washer, dryer and dishwasher. A cost we had not planned on. Then there were repairs because of damage done to the house we didn't see when we went through. They had a dog that did a lot of damage and someone had put a fist thru a wall and repairs were made were by someone that had no ability to do any of them so now we have the cost of having it all done right.

The seller and real estate brokers must disclose any major problems they know about, that you can’t see for yourself. They also owe you honest answers to direct questions, but sometimes “I don’t know” is an honest answer that doesn’t help very much.

A qualified home inspector has special expertise. Prudent buyers will include in their written purchase offer a clause known as a “contingency: -- an “only if.” It states that the deal will be binding only if the buyer’s inspector turns in what they consider a satisfactory report
