I have a nephew selling a house, he has had it listed for 6 months with a realtor, has not sold the house, the contract with the realtor has expired, now he is talking about renting the house. If he rents it to a couple who was shown the house by a different realtor, but could not get a loan for the house and they decide to buy it at a later date, does he still have to pay the realtor a commission on the sale of the house. |

The listing contract your nephew signed with that agent will tell whether he might owe a commission if he sold later to someone who saw the house while it was listed. It may also set a time limit on that obligation. But your nephew might want to check ahead of time with a real estate lawyer if he's setting up a lease-purchase arrangement to get around that time limit. |
