What is the best way to get leads for a new salesperson? |

Your own broker should be giving you training, and if you're not getting it, ask. What's your office's policy on telephone calls? In some firms, if the caller doesn't ask for a specific agent, or inquire about a specific property, the call belongs to the person answering the phone. If your office does that, volunteer for all the floor duty you can get. Same with sitting at open houses. If another agent can't handle two open houses on the same afternoon, offer to take one over. Find out ahead of time if you'd be free to follow up on viewers who aren't interested in that particular property after they've seen it. Years ago when I was a broker, I had good luck phoning FSBOs to offer advice and expertise. "If you run into any questions, feel free to call me, no obligation. I like talking about real estate. Okay if I call you again next week to see how you're doing?" Get rid of your first batch of business cards as fast as you can. Is there one stuck up in the mirror at your favorite hairdresser's? Do your neighbors know about your new career? Does your mail carrier? (Back in the days when I had a license, I once did ask my mailman if he wanted to buy a house. I can still see where he was standing, at my front door, when he said he couldn't afford to. Turned out he could, and I actually sold him a nice bungalow.) You don't want to go to a party, next Christmas, only to have someone say "Oh, if I'd known you were in real estate, I would have recommended you to my cousin when they were selling their house." There's no excuse for friends and acquaintances not knowing your services are available.
