Firing the Realtor

if a realtor is not doiing her job to suit the sellor how can you get out of the contract?

I believe you always have the unquestioned right to cancel an agency.  You may be held liable for the agent's out-of-pocket expenses.  Talk with the managing broker in that office and discuss the situation.  There is usually a form available for withdrawing a listing.
