I have been a broker in Fair Haven for thirty years.
There recently was a letter in your column regarding the placement of a "contract pending" sign on the homeseller's property. While I have used these in the past, I do not any more because I do not see that they benefit anyone but possibly the ego of the over-eager listing agent. It seems to me that such riders work against the interest of the listing agent's client because they may dissuade potential buyers from inquiring ablut the listing before it is certain it is sold. It actually also works against the interests of the agent because potential prospects for other listings may not bother to inquire.
Since the listing agent owes allegiance to the property owner, I wonder if these riders are technically even legal.

Your points are well taken and I pretty much agree with you. Sometimes, though, it could be the seller who wants the sign, perhaps for relief from a barrage of phone calls from other agents in a multiple listing system, or perhaps as a subtle brag to the neighbors about how desireable a property this was to bring a prompt offer.
