Compensating the Agent

  Regarding real estate commissions:
My house has been listed with my real estate agent for over a year with no legitimate offers during that time. I am considering taking the property off of the market and possibly renting it out or demolitioning it and listing as For Sale by owner. Under these circumstances, is my real estate agent entitled to a form of compensation?

  The answer lies in the listing contract you signed.  Often it has a provision that if you sell to someone who saw the place while it was still listed, within a given period of time, you'd owe a commission.  That's usually the only limitation on what you do after the listing expires.
By the way -- I maintain that anything will sell if the price is right.  If you had no good offers for a whole year, you were asking more than the buying public voted your place is worth.
